Renting your villa on the French Riviera
The rules, commune by commune, for tourist tax, registration and the night cap. Official DGFiP schedules.
What applies everywhere
The tourist tax
You collect it from the guest, per person and per night, then remit it to the commune. The amount depends on the rating of the property.
The registration number
5 of the 15 communes we serve require declaration with registration, whose number appears on every listing. Elsewhere, a second home is declared at the town hall using form Cerfa 14004. Depending on the commune, letting it may also require a change-of-use authorisation.
The night cap
For your primary residence, letting is limited to 120 nights per calendar year, and the commune may lower that cap to as few as 90. A second home has no annual cap. In both cases, the same guest may not stay more than 90 consecutive days.

What changes from one commune to the next
Each commune votes its own scale. For a 3-star property it ranges from €1.40 to €1.70 per person per night. 3 communes add a departmental surcharge of 10% of the base rate.
In all 15 communes, the regional surcharge of 34% of the base rate is added as well, in force since 1 January 2023. The table shows the base rate, and each commune’s page the total to collect.

An unrated property, or one awaiting its rating, pays a percentage of the nightly price per person, capped at its commune’s palace rate.
