The same contact follows the house from one season to the next, so nothing starts from scratch.

Every service is quoted individually, and we deliberately publish no single rate. A part-time housekeeper in a Carre d’Or apartment and a live-in butler in a staffed villa are not the same undertaking. Yes, this is our teams’ daily work. Provisioning before you arrive to your own taste, bread and pastries delivered, the daily press, a basket of local produce, fresh flowers each week, dry cleaning and laundry, luggage handled and delivered. You ask, we take care of the rest.

We fit into what already exists, announcing every visitor and respecting service hours and delivery routes. Our role is to complement the building, never to work around it.

Yes, and it is settled in advance. Parking is underground, either public or within the residence, and spaces are allocated. We pass on access and parking instructions before arrival, with transfers arranged accordingly.

Across the Principality and the surrounding coast, Roquebrune-Cap-Martin, Beausoleil, Èze, Beaulieu-sur-Mer, Villefranche-sur-Mer and Cap-Ferrat, through to Nice. One contact coordinates it all.

Our fees are published in full. A traveller pays no service fee, so the price shown is the price paid. An owner chooses between 15% excl. VAT (18% incl. VAT) for listing and distribution, or 20% excl. VAT for full management, which adds on-site welcome, hotel-standard housekeeping, maintenance, inventories, tourist tax and monthly reporting. Nothing is added at the moment of payment.

Yes, when the property is rented out. Our concierge service is included in the management mandate, all year, and the owner may live in the property between lettings. If you live in Monaco and do not rent your home out, our services are not yet bookable à la carte — speak to an advisor and we will tell you plainly what we can and cannot do for you.

Discretion is built into the way we operate, not claimed on a page. No online payment is ever taken, and a stay is confirmed by telephone and funds go to an escrow account. We hold professional status with a financial guarantee. Addresses, identities and schedules are never published, and no listing carries an exact address.
