General Rental Terms

Article 1 - Purpose
These General Rental Conditions (hereinafter "GRC") define the rights and obligations of the owner (hereinafter "the Owner") and the tenant (hereinafter "the Tenant") in the context of a seasonal rental concluded through Liberty House Real Estate SASU (hereinafter "LHRE").
These conditions apply to all short-term seasonal rentals, within the meaning of article L.324-1 of the French Tourism Code, relating to a property listed on the libertyhouse.fr platform.
Article 2 - Rental duration
The rental is granted for the duration specified at the time of booking. The minimum length of stay may vary depending on the season and the property concerned.
- High season and peak season minimum stay of 7 nights, from Saturday to Saturday.
- Mid and low season variable minimum stay depending on the property, available on the property listing.
The arrival and departure dates are those confirmed in the booking contract. Any modification must be subject to written agreement from the Owner and LHRE.
Article 3 - Property description
The Owner undertakes to ensure that the property conforms to the description published on the Platform. The description includes in particular the following.
- The living area and total land area
- The number of bedrooms and sleeping arrangements
- Available amenities (equipped kitchen, pool, air conditioning, wifi, parking, etc.)
- The geographical location
- Any classification (Atout France stars, label, etc.)
In case of significant non-conformity between the description and reality, the Tenant may notify LHRE within 24 hours of arrival. LHRE will seek an amicable solution (compensation, relocation).
Article 4 - Rental price
The rental price includes the following.
- Included charges water, electricity (within normal consumption limits), wifi access, household linen
- Excluded charges excessive water or electricity consumption, pool heating (depending on the property), additional cleaning
The total price including rent, service fees and tourist tax is communicated to the Tenant before any booking confirmation.
Article 5 - Security deposit
A security deposit is required from the Tenant. Its amount is set by the Owner and indicated on the property listing. The security deposit is paid no later than 30 days before the arrival date. It is pre-authorised on the Tenant’s credit card or collected by the Platform.
Deduction conditions are as follows.
- Damage noted during the check-out inventory (furniture, bedding, appliances, walls, floors)
- Cleaning not carried out or insufficient upon departure
- Keys not returned
- Documented excessive consumption
The return of the security deposit (minus any justified deductions) takes place within 7 working days after the Tenant’s departure. Any deduction is justified and accompanied by supporting documents (photos, quotes, invoices).
Article 6 - Occupancy conditions
- The maximum number of occupants is that indicated at the time of booking. Any unauthorised excess may result in the immediate termination of the rental without refund.
- Subletting of the property, even partially, is strictly prohibited.
- The property is rented for the exclusive use of holiday accommodation. It may under no circumstances be used for professional, commercial or event purposes without the prior written agreement of the Owner.
Article 7 - Arrival and departure
7.1 Arrival (check-in)
The standard arrival time is from 4 PM. An early check-in may be arranged subject to availability and a possible surcharge.
Keys are handed over in person by the LHRE representative or the Owner, or via a secure key box whose code is communicated to the Tenant.
7.2 Departure (check-out)
The departure time is set at 10 AM at the latest. A late check-out may be arranged subject to availability and a possible surcharge.
7.3 Property inventory
A contradictory property inventory is carried out upon arrival and departure, in the presence of the Tenant and the representative of the Owner or LHRE. The inventory may be carried out via the Liberty House mobile application with timestamped photographic documentation.
Article 8 - Tenant’s obligations
The Tenant undertakes to the following.
- Use the rented property peacefully and not cause any neighbourhood disturbance
- Ensure the routine maintenance of the property and its equipment during the stay
- Report without delay any malfunction, breakdown or damage to the LHRE representative or the Owner
- Not carry out any work or modifications to the property without prior written agreement
- Return the property in a reasonably clean condition at the end of the stay
- Comply with the house rules of the property (see Article 12)
Article 9 - Owner’s obligations
The Owner undertakes to the following.
- Deliver the property in accordance with the description published on the Platform, in good working order and condition
- Ensure the general maintenance of the property and carry out necessary repairs (excluding routine maintenance at the Tenant’s expense)
- Guarantee the peaceful enjoyment of the property to the Tenant for the entire duration of the stay
- Inform the Tenant of any known hidden defect affecting the property
- Take out non-occupant owner insurance covering the property
Article 10 - Insurance
The Tenant is required to take out, before arrival, a holiday insurance covering their civil liability for the duration of the stay (water damage, fire, glass breakage, theft, etc.).
Proof of valid insurance may be requested by LHRE or the Owner. Failing to present such proof, LHRE reserves the right to refuse access to the property.
Article 11 - Pets
Whether pets are accepted depends on each property and is indicated on the property listing. When pets are accepted, the Tenant undertakes to the following.
- Not leave pets alone in the property unsupervised
- Repair any damage caused by pets (scratches, stains, deterioration)
- Respect outdoor areas (picking up droppings, no pool access for pets)
An additional cleaning fee may apply when pets are present.
Article 12 - House rules
The Tenant undertakes to comply with the house rules communicated before arrival, including in particular the following.
- Noise respect for neighbourhood peace, particularly between 10 PM and 8 AM
- Pool usage hours, no diving, children must be supervised, mandatory shower before use
- Waste mandatory waste sorting in accordance with local guidelines, waste disposal according to the collection schedule
- Neighbourhood respect for common areas (if applicable), parking in designated spaces
- Events any reception or event organised in the property is subject to the prior written agreement of the Owner
Article 13 - Cancellation
The cancellation conditions applicable to the booking are those defined in the General Terms and Conditions of Sale (articles 7, 8 and 9 of the GTC). The Tenant is invited to consult the GTC to learn about the cancellation policy applicable to their property.
Article 14 - Liability
The Tenant is liable for damage caused to the property and its equipment during the stay, including damage caused by accompanying persons, guests or pets.
The Owner cannot be held liable for the theft of the Tenant’s personal belongings, nor for damage caused by force majeure events (severe weather, widespread power outages, natural disasters).
The Owner’s liability is limited to the amount of rent collected for the rental period concerned, except in case of intentional fault or gross negligence.
Article 15 - Complaints handling
Any complaint relating to the property or the stay must be sent to LHRE by email at contact@libertyhouse.fr as soon as possible.
- Complaint during the stay LHRE undertakes to respond within 24 hours and to implement appropriate solutions.
- Complaint after the stay the Tenant has 15 days after departure to submit a written complaint. LHRE undertakes to respond within 30 days.

Article 16 - Applicable law
These GRC are governed by French law. In case of dispute, and after an attempt at amicable resolution, the competent courts are those within the jurisdiction of the Tribunal judiciaire de Paris.
