Old Antibes sits inside its ramparts, with narrow lanes, scarce parking and limited vehicle access. On the Cap the opposite applies, properties are gated, reached by narrow roads, sometimes with a caretaker. Do you manage a Juan-les-Pins apartment the same way as a Cap estate?
Under the same mandate and the same fee schedule, yes, but not with the same tasks. An apartment in a residence mainly needs a careful welcome, hotel-grade housekeeping and respect for the shared areas. A Cap d’Antibes estate calls for looking after the whole house, garden and pool included, and no work is commissioned there without your written consent.
Will my Antibes property be listed beyond Airbnb?
Yes. Distribution is multichannel, and the property’s calendar is synced with Airbnb, Abritel, VRBO and Booking to avoid the same date being sold twice. For a stay booked with us, the guest is vetted before confirmation, a contract is signed and the funds stay in an escrow account until departure.
How do you reach a property in old Antibes?
On foot for the last stretch. The ramparts offer little parking and the lanes are narrow. We meet you on site, carry what needs carrying and point out the nearest car parks before arrival.
Do you serve the Port Vauban clientele?
Yes. That clientele is in Antibes well outside the summer season, with stays of varying length and requests made at short notice. Our organisation is built around that reality rather than around a classic holiday calendar.
How far around Antibes do you operate?
Across Antibes, Cap d’Antibes and Juan-les-Pins, as well as Biot, Villeneuve-Loubet and Vallauris Golfe-Juan. Cannes and Nice are covered by the same contact.
How much does a concierge service cost in Antibes?
Our fees are published in full. A traveller pays no service fee, and the full price of the stay, cleaning and tourist tax included, is shown before any confirmation. An owner chooses between 15% excl. VAT (18% incl. VAT) for listing and distribution, or 20% excl. VAT for full management, which adds on-site welcome, hotel-standard housekeeping, maintenance, inventories, tourist tax and monthly reporting. Nothing is added at the moment of payment.
Do you work with Antibes residents, not only holidaymakers?
Yes, when the property is rented out. Our concierge service is included in the management mandate, all year, and the owner may live in the property between lettings. If you live in Antibes and do not rent your home out, our services are not yet bookable à la carte — speak to an advisor and we will tell you plainly what we can and cannot do for you.
How do you protect the discretion of your clients in Antibes?
Discretion is built into the way we operate, not claimed on a page. No online payment is ever taken, and a stay is confirmed by telephone and funds go to an escrow account.
