Yes, except for a main residence let for no more than 120 days a year. Since 1 July 2024, furnished holiday lets have been regulated across the whole town. A private owner can obtain one temporary change-of-use authorisation without compensation per tax household, valid for six years, non-renewable, personal and non-transferable. A company or SCI must provide compensation from the first property. The town hall publishes the regulation and an owner’s guide.

Every holiday let, main residence included, is declared at the town hall and receives a 13-digit registration number, which must appear on every listing. The property is also registered on the Métropole Nice Côte d’Azur tourist-tax portal, with a declaration three times a year, even when a platform has already collected the tax. With full management, we file those tourist-tax declarations for you.

Yes. Every request goes through a conversation with an advisor before it is confirmed, and the security deposit is paid by bank transfer into the agency’s escrow account before arrival. For an old-town house, guests are told about the steps and the carrying in advance, so the property truly suits their stay.

By carrying it. The lanes and steps rule out driving close, so we meet guests as near the address as possible and walk them to the door, warning them beforehand so they can pack accordingly.

They concentrate visitors in the harbour and old town in bursts, which weighs on traffic and parking. We move service slots on those days to keep arrivals and departures running smoothly.

Our fees are published in full. A traveller pays no service fee, so the price shown is the price paid. An owner chooses between 15% excl. VAT (18% incl. VAT) for listing and distribution, or 20% excl. VAT for full management, which adds on-site welcome, hotel-standard housekeeping, maintenance, inventories, tourist tax and monthly reporting. Nothing is added at the moment of payment.

Yes, when the property is rented out. Our concierge service is included in the management mandate, all year, and the owner may live in the property between lettings. If you live in Villefranche-sur-Mer and do not rent your home out, our services are not yet bookable à la carte — speak to an advisor and we will tell you plainly what we can and cannot do for you.
