The cost of a luxury concierge service depends on the billing model, commission on rentals, subscription or à la carte services, and on what the service actually covers. Liberty House’s fees are public, VAT included, on the fees page, for the French Riviera and Monaco alike.

Three billing models

The market works on three logics. Commission on rentals, where the concierge earns a percentage of the bookings it generates, aligning its interest with the owner’s. Subscription, covering regular oversight and housekeeping of the property, with or without rentals. And à la carte services, billed one by one, from a private chef to a full event.

What a commission on rentals should cover

A serious commission covers marketing the villa, photography, guest selection, arrivals and departures, professional housekeeping, coordination of trusted providers, small maintenance and a single point of contact. If any of these is billed on top, the advertised percentage does not tell the real cost. The exact scope of our two packages is published on the fees page.

In Monaco and on the Riviera, what moves a quote

The size of the villa and its grounds, a pool, how often the property is used, the level of service expected between stays and the season all move the cost of stewardship. A serious quote is built after visiting the property, never from a catalogue.

Villa concierge or lifestyle concierge

A villa concierge looks after a property, upkeep, rentals, stewardship. A lifestyle concierge looks after a person, bookings, access, everyday life. In Monaco and on the Riviera the two often meet, because an owner expects their concierge to serve the house and the people living in it. Liberty House provides both, from Saint-Tropez to Menton and Monaco.

The right questions before signing

  • Are the fees published, VAT included, or only quoted on request
  • What exactly does the commission cover, and what is billed on top
  • Who holds the keys, and who answers at night and on weekends
  • Does the owner’s calendar keep priority over rentals
  • Are stays and income tracked in a transparent owner space
