Buying a luxury property in Paris

Buying in Paris means choosing a bank of the Seine, then a neighbourhood, then a building. The Golden Triangle and the Faubourg Saint-Honoré for the great fashion houses close by, Saint-Germain-des-Prés and Invalides for the heritage Left Bank, the Marais and the Île Saint-Louis for historic Paris, Passy and Trocadéro for the residential calm of the west. We start from your use, main home, pied-à-terre or investment, to target the right addresses.

The finest addresses often change hands without a public listing. Our network of owners and professionals opens confidential properties to us, which we present after examining the essentials, from the upkeep of the building to the general meeting minutes and the works already voted.

We arrange viewings, analyse the property and its surroundings, negotiate on your behalf and point you to the right contacts for financing and the signing at the notary. For a buyer based abroad, a single point of contact keeps hold of every step, through to the handover of the keys.

Local taxes and furnished letting in Paris

Sale law is national. Local taxation and planning rules are not. Here is what is specific to this town, with the official source and its date.

Council tax on second homes in Paris

  • 60% (council decision of 31 January 2017)

A Paris apartment that is not its occupant’s main home carries a council tax whose municipal share is increased by 60%, the legal maximum. Paris voted it on 31 January 2017, and the DGFiP’s 2026 record still lists it.

For a pied-à-terre, this surcharge applies every year, and it is owed by whoever has the use of the home on 1 January.

Change of use in Paris

  • three times the area above 50 registrations per thousand main homes, twice in the reinforced compensation sector

In Paris, turning a home into a furnished tourist rental requires a change-of-use authorisation compensated within the same administrative neighbourhood, by converting premises of another kind into housing. In arrondissements with more than 50 registration numbers per 1,000 main homes, the compensating area must be three times the area converted, and twice in the reinforced compensation sector.

A pied-à-terre bought for tourist letting also means acquiring, in the same neighbourhood, premises to convert into housing, often several times its own area.

Holiday-let registration in Paris

  • 90 days a year since 1 January 2025

Since 1 January 2025, letting your main home as a furnished tourist rental is limited to 90 days a year in Paris, down from 120 until then.

For anyone planning to let their Paris home while away, income is limited to three months of letting a year.
