Getting it ready before the first stay and closing it after the last departure are part of the follow-up, coordinated with tradespeople, and no work goes ahead without your written approval. Without a rental, these services cannot yet be booked à la carte.

Yes, when you book a villa with us. A personal welcome, linen, end-of-stay cleaning, itemised in your quote where applicable, and an assistance line 7 days a week are part of the stay, while a chef, transfers or a lounger at Pampelonne are booked on top, quoted and approved before they go ahead.

The amount depends on the property’s classification and on the schedule voted by the commune. Our page on letting a villa in Ramatuelle publishes that official schedule, dated and sourced. When we manage your villa, we collect the tax from guests and pay it over to the commune, as the law requires of the intermediary who collects the rent.

With directions prepared in advance. Many addresses sit at the end of poorly marked private lanes, so we send the precise route and meet guests on site rather than leaving them hunting for a gate among the vines.

An owner chooses between 15% excl. VAT (18% incl. VAT) for listing and distribution, or 20% excl. VAT for full management, which adds on-site welcome, hotel-standard housekeeping, maintenance, inventories, tourist tax and monthly reporting. Nothing is added at the moment of payment.

Yes, when the property is rented out. Our concierge service is included in the management mandate, all year, and the owner may live in the property between lettings. If you live in Ramatuelle and do not rent your home out, our services are not yet bookable à la carte — speak to an advisor and we will tell you plainly what we can and cannot do for you.

Discretion is built into the way we operate, not claimed on a page. No online payment is ever taken, and a stay is confirmed by telephone and funds go to an escrow account. We hold professional status with a financial guarantee. Addresses, identities and schedules are never published, and no listing carries an exact address.
