Yes, without a change-of-use authorisation, as long as lettings stay within 120 days a year in total. Declaring the property at the town hall, its registration number and the tourist tax remain mandatory. This is what the Métropole Nice Côte d’Azur regulation in force since 1 September 2026 provides.

Yes, a change-of-use authorisation. Since 1 September 2026, a private owner can obtain a single temporary authorisation without compensation, for five years and non-renewable, provided no one in their tax household already holds one. Compensation is required from the second property, and once the five years are over, letting can only continue with compensation or under the regulation’s mixed-letting scheme. Vieux Nice, Riquier-Port-Mont Boron, the city centre and the west are quota zones, where first applications are handled in order of arrival and an incomplete file is refused. The Métropole has announced recalculated quotas for January 2027, so check the version in force on its website.

Through the agency framework. Liberty House holds French T and G professional licences, a Galian financial guarantee and MMA professional liability insurance. Payments from guests go through a dedicated escrow account and are paid out to you after departure, once the stay has ended without incident.

In four steps. You present your property through the Entrust my property form. An advisor then reviews its potential with you, by video call or telephone, along with its position under the Nice rules. After a visit on site or by video call, a written management mandate sets the level of service, the calendar and your personal periods. The listing then goes online.

We favour meeting you in person on site, including for flights that land late. The property is opened, explained, and the building rules are passed on face to face, which avoids the misunderstandings that are common in co-owned buildings.

Across the city and its coastal ring, from Villefranche-sur-Mer and Beaulieu-sur-Mer in the east to Antibes and Cannes in the west, as well as the heights of Cimiez and Mont Boron. Beyond that, the rest of the Riviera and Saint-Barthélemy are coordinated by the same contact.

Yes. Summer and the big events thicken coastal traffic and make parking scarce. We shift housekeeping and delivery slots away from the peaks and bring arrivals forward, so that slow traffic never turns into a guest waiting at a door.

Our fees are published in full. A traveller pays no service fee, and the full price of the stay, cleaning and tourist tax included, is shown before any confirmation. An owner chooses between 15% excl. VAT (18% incl. VAT) for listing and distribution, or 20% excl. VAT for full management, which adds on-site welcome, hotel-standard housekeeping, maintenance, inventories, tourist tax and monthly reporting. Nothing is added at the moment of payment.

Yes, when the property is rented out. Our concierge service is included in the management mandate, all year, and the owner may live in the property between lettings. If you live in Nice and do not rent your home out, our services are not yet bookable à la carte — speak to an advisor and we will tell you plainly what we can and cannot do for you.

Discretion is built into the way we operate, not claimed on a page. No online payment is ever taken, and a stay is confirmed by telephone and funds go to an escrow account. We hold professional status with a financial guarantee. Addresses, identities and schedules are never published, and no listing carries an exact address.
