A fully pedestrian village on the rock
The village is closed to traffic and climbed on steep cobbled ramps. Nothing arrives at the door by car, everything is carried. Below, Èze-Bord-de-Mer is served by the Basse Corniche, while the narrow, winding Moyenne Corniche links the two. An arrival is therefore organised according to which level the property sits on.
Season
Many day visitors, few overnight stays
The village attracts very dense day-trip footfall, including out of season, while overnight stays stay much quieter. That gap leads us to schedule cleans, deliveries and key handovers outside the busy hours, otherwise nothing moves.

Our fees are published in full. A traveller pays no service fee, so the price shown is the price paid. An owner chooses between 15% excl. VAT (18% incl. VAT) for listing and distribution, or 20% excl. VAT for full management, which adds on-site welcome, hotel-standard housekeeping, maintenance, inventories, tourist tax and monthly reporting. Nothing is added at the moment of payment.
Yes, when the property is rented out. Our concierge service is included in the management mandate, all year, and the owner may live in the property between lettings. If you live in Èze and do not rent your home out, our services are not yet bookable à la carte — speak to an advisor and we will tell you plainly what we can and cannot do for you.
Discretion is built into the way we operate, not claimed on a page. No online payment is ever taken, and a stay is confirmed by telephone and funds go to an escrow account.
