What are your management fees?
Our fees are entirely transparent and included in a detailed mandate agreement. The rate is that of the plan you select, listing only or full management, exactly as published on our Fees page.
Who will be my contact?
You are guided by a single advisor end-to-end, covering prospecting, appraisal, copywriting, guest management and reporting. For technical questions (legal, accounting, partners), our in-house team provides support.
What properties do you accept?
We are selective, seeking exceptional villas and apartments, beautifully maintained, ideally located on the French Riviera or Saint-Barthélemy. Minimum recommended capacity is 4 guests. Sea view, pool, garden or architectural character are sought-after criteria.
How do you select guests?
Every application goes through a personal conversation with our concierge team. We verify identity, qualify expectations and tailor the services. The security deposit amount is agreed property by property with you and written into your mandate. You can block out periods or set priority criteria.
What happens in the event of damage?
The security deposit amount is agreed property by property with you and stated in your management mandate. A condition report is carried out on arrival and on departure. Claims are handled by our team, from the report through the quote to the repair. Our professional liability insurance also protects you.
Can I still use my property?
Of course. You block your personal periods in the shared calendar (holidays, family events). We coordinate cleaning and welcome for your stays. No constraint on personal occupancy duration.
And taxation?
We work with specialised accounting firms (LMNP, LMP, SCI). Our team guides you toward the most suitable status for your situation. You receive a detailed annual report (revenue, expenses, taxes) to simplify your filing.
What are your fees for a sale?
Our transaction fees are 5% incl. tax of the price excluding fees, payable by the buyer, and appear on every listing. Your net proceeds are the price agreed in the mandate.
Can I rent out my property while it is for sale?
Yes. You put your property forward once, to rent and to sell, and the same advisor follows both.
